renting a property with cj delemere is an easy and uncomplicated process. whatever your requirements are, from a large house to a small studio, we will do our utmost to find you what you're looking for.

we recommend you start looking for a property approximately one month before you need to move, with a mind to secure your new home no later than two weeks before you intend to move in.

 
  • Find and Securing a Property

    Please register your details above or pop in to our office and speak to one of our dedicated team. We will go through all our available properties and arrange accompanied viewings

    Once you have found your property we ask for a holding payment of £250 which secures the property until the full deposit is paid

  • Credit and Reference checks

    We require two main references, an employment and bank reference and in some instances a previous Landlord's reference

    If you cannot obtain any of the above don't worry, some of our Landlords will accept 6-12 months payment in advance or a guarantor who will be referenced separately.

  • Our Fees and Deposit

    We charge a tenancy application fee of £180 inc VAT and a referencing charge of £60 inc VAT per tenant or guarantor who requires referencing. A contribution of £144 towards an independent inventory clerk to carry out inventory, check in and check out services may be charged, payable at the commencement of the tenancy.

    Our landlords require a minimum deposit of six weeks rent which will be registered and held in a client account. CJ Delemere register all their deposits with the tenancy Deposit Scheme (TDS)

  • Tenancy Agreement

    All our Tenancies are Assured Shorthold Tenancies. Although most Landlords require a 12 month term there are other options if agreed with the Landlord.

    For example a 6 month or a 12 month Tenancy with a 6 month break clause.

  • Moving in Day

    Before you can move in we will require:

    • Signed Tenancies
    • Signed inventories
    • Completed standing order forms
    • All requested references
    • The full deposit
    • The 1st month rent
    • Tenant application fee

    And then you will get your keys and your paperwork.
