As members of ARLA (Association of Residential Lettings Agents) and RICS (Royal Institution of Chartered Surveyors), we provide a full advisory service keeping you up to date with current property legislation and step by step advice to ensure all your letting and management transactions are run smoothly and hassle free.
Under our comprehensive Premium Management Service we include all of the following within our commission rate of 17% (20.4% incl VAT).
Arranging day to day maintenance and repairs is included within the management fee. For any major repairs and refurbishment works, where the cost exceeds £350, we apply a 10% (12% incl VAT) administration and project management fee. If we are arranging extensive improvements on a property, where work exceeds £2500, then we will look to agree a project management fee for organising the work, which will be up to a maximum of 20% (24% incl VAT) of the invoice.
In addition to our Premium Management service we also offer an all inclusive Full Management service at 16% (19.2% incl VAT) and a Rent Management service which is charged at 11% (13.2% incl VAT) as detailed above. By choosing either of these services the following additional charges will apply:
Professional Inventory Report
Upon your instruction we will arrange for an inventory clerk to prepare an inventory for your property. The cost of the inventory will vary from £102 to £276 depending on the size and level of furnishing.
Check-in and Check-out
There will be a charge of £144 for an independent inventory clerk to meet your Tenant and carry out a check-in report at the commencement of the tenancy and a contribution of £144 towards the clerk checking the property at the end of the tenancy.
International Bank Transfer Fee
When we are instructed to transfer funds overseas there will be a charge of £30.
Non-Scheduled Attendance at Property Fee
When we are required to attend the property outside the terms of our contractual obligations, including attending for deliveries or waiting for contractors, there is a charge of £72 for the first hour and £36 for any additional hours.
Energy Performance Certificate
Upon your instruction we will arrange for an energy assessor to visit the property, assess the energy rating and issue the certificate at a cost of £120.
Gas Safety Certificate
Upon your instruction we will arrange for a registered engineer to visit your property and carry out the relevant safety checks before issuing the certificate which will cost £84.
Early Surrender of Tenancy Fee
A fee of £300 is payable if you agree to end the Tenancy Agreement early in order for one or more Tenants, but not all Tenants, to surrender the tenancy.
In addition to our all inclusive services and costs as detailed above we also offer a Full Management service at 15% (18% incl VAT) and a Rent Management service at 10% (12% incl VAT). By choosing either of these services the following fees will apply in addition to the above:
New Tenancy Administration Fee
A fee of £480 is paid to draw up the tenancy agreement, collect references on the new tenant, protect the security deposit with a government-authorised scheme and provides the tenant(s) with a Deposit Certificate and Prescribed Information.
A fee of £240 is paid in order to negotiate contracts, amend and update terms, arrange a further tenancy and re-register the security deposit with a government-authorised scheme. It provides the tenant(s) with a Deposit Certificate and Prescribed Information within 30 days of the start of the tenancy.
All prices include VAT
For any tenant renting a home under an Assured Shorthold Tenancies (AST) the following are payable or potentially payable:
A holding deposit of one weeks’ rent to reserve a property and will then contribute towards the first month's rent.
The security deposit, equivalent to five weeks rent, rising to six weeks rent when the annual rent is in excess of £50,000.
The rent and utility bills as outlined in the Tenancy Agreement.
Unpaid rent will potentially incur interest at 3% above the Bank of England base rate, as outlined in the Tenancy Agreement.
Tenants are liable for the cost of replacing any lost keys or security device, including a change of lock or replacement of device if required.
Amendments of Tenancy Agreement at tenant’s request (A minimum of £50 per change which could increase depending on the level of work required to carry out the amendment).
Should a tenant need to surrender the tenancy early and the Landlord agrees to re-let the property, the liability for the payment of rent will end once a new tenant is found and takes up occupation. However, the tenant will still need to cover the Landlord’s costs in surrendering the tenancy and re-letting the property.
For any individual tenant renting a property under a Non-Assured Shorthold Tenancy the following charges are also payable:
A one off upfront payment of £180 per tenancy which is a contribution towards processing the application, drawing up the Tenancy Agreement and registering the deposit.
Tenant reference charge (£60 per tenant) covers collecting and verifying references from employer/accountant and previous landlord reference as well as carrying out a credit check and collecting a copy of passport, proof of residency, bank statements and a recent payslip.
Guarantor charge (£60 per guarantor if required) covers credit referencing and preparing a Letter of Guarantee as part of the Tenancy Agreement.
Professional check-in fee (£144) enables us to arrange a date and time with the tenant to be checked in at the start of the tenancy and checked out at the end of the tenancy, instruct inventory providers, agree the terms of the security deposit disbursement between Landlord and tenant, return deposit as agreed with the Landlord and tenant to relevant parties, remit any disputed amount to the Tenancy Deposit Scheme for final adjudication, unprotect security deposit, instruct contractors and obtain quotes, organise repairs/replacements/cost of any broken or missing items.
Renewal charge (tenant share, £144) covers the cost of negotiating and administering the renewal and re-registering the deposit with the Tenancy Deposit Scheme.
If a tenant decides to rent a property through cj delemere in the name of a business or company the tenancy administration and reference charge will be £480 for a new tenancy and £240 for every renewal.
All prices are inclusive of VAT.

there are certain things you are required to do by law as a landlord before you can let your property. we can arrange all of this for you.
once the deposit has been paid in full, the tenant has secured the property. this deposit is held against possible damage to the property which can be checked against the inventory at the end of the tenancy. the housing act 2004 protects all parties in this regard as the deposit is now required to be held within a government-approved scheme on an assured shorthold tenancy. this scheme offers quicker and easier ways of resolving disputes, without the need for court action.

before a property can be marketed for sale or rental, an epc must be in place. a certificate is valid for 10 years and contains information about a property's energy use and typical energy costs, giving it an energy efficiency rating from A (most efficient) to G (least efficient). it also provides recommendations about how to reduce energy use and save money.
the gas safety (installation and use) regulations came into force in 1996.
