renting a property with cj delemere is an easy and uncomplicated process. whatever your requirements are, from a large house to a small studio, we will do our utmost to find you what you're looking for.
we recommend you start looking for a property approximately one month before you need to move, with a mind to secure your new home no later than two weeks before you intend to move in.

Once you have found your property we ask for a holding payment of two weeks rent to secures the property while undergoing reference procedures
We require two main references, an employment and bank reference and in some instances a previous Landlord's reference
If you cannot obtain any of the above don't worry, some of our Landlords will accept 6-12 months payment in advance or a guarantor who will be referenced separately.
We charge a tenancy application fee of £180 inc VAT and a referencing charge of £60 inc VAT per tenant or guarantor who requires referencing. A contribution of £144 towards an independent inventory clerk to carry out inventory, check in and check out services may be charged, payable at the commencement of the tenancy.
Our landlords require a minimum deposit of six weeks rent which will be registered and held in a client account. CJ Delemere register all their deposits with the tenancy Deposit Scheme (TDS)
All our Tenancies are Assured Shorthold Tenancies. Although most Landlords require a 12 month term there are other options if agreed with the Landlord.
For example a 6 month or a 12 month Tenancy with a 6 month break clause.
